Three years after the Lahaina wildfire – how is the West Maui real estate market?

August 8th, 2026 marked 3 years since wildfires ravaged our beloved historic Lahaina town and left our community forever changed.  Over the past several years we've seen a roller coaster of market adjustments as Maui navigates what's next and the inevitable new chapter unfolds.  Named the Best Island in Hawaii by Travel + Leisure, Maui has not lost its lifestyle appeal, though it is a real estate market in transition. 

West Maui Condominiums

Condominium prices are down 28% from what the values were three years ago.  There are a few factors including higher interest rates, increasing HOA fees and insurance costs compounding with the biggest factor on Maui with Bill 9 phasing out the historical short-term rental use of thousands of condominiums, decreasing the buyer pool for these properties.  Many properties are still in limbo as the future administration will continue to discuss H-3/ H-4 zoning resolutions and paths to keep some of these properties short-term rental. The uncertainty is suffocating the market. Lately in mid 2026 we are seeing number of sales pick up considerably compared to a year ago with the number of condos selling on Maui in July 2026 up 54.7% compared to what it was in July of 2025.  We are also seeing the inventory stabilizing, rather than continue to increase, which is a positive sign. Investors are recognizing the strong buyer’s market for Maui condominiums and buying again.

Market Activity for West Maui Condos Increasing after a historic low in 2025

West Maui Single Family Homes

The statistics for West Maui single family homes indicate that prices have been more stable and increasing, though this market has been impacted as well.  Contact us for a more in-depth look. Sales of single family homes in West Maui year to date have ranged from a small home in Lahaina that closed for $975,000 to a twelve acre Launiupoko estate closing in July 2026 at $12,150,000. 

Overall, on Maui year to date 2026, median prices for single family homes are down 5.5%. In July of 2026 median prices were down 12.5% compared to a year ago. There is currently 8 months of inventory for single family homes, tipping the scales in favor of buyers in this real estate market. Condo owners who would like to move up to a single-family home are having trouble selling their condos. Some would-be buyers are waiting and watching to see what is next for Lahaina’s next chapter in terms of the commercial area being rebuilt. Meanwhile home construction costs have been rising.
